Services: The Construction Phase
In the final step of project development – the Construction Phase – the general contractor must realize all of the intended green characteristics incorporated into the design, while adhering to an additional set of sustainable construction methods, very often above typical practice. This critical building stage requires a positive working relationship between the design team, sustainability specialists, and contractors to maximize building quality and minimize the environmental impacts of the construction process.
Our services here are focused of overseeing the realization of the project, to ensure the work is completed as intended with respect to materials, methods, and designs:
- We assist the A/E team in reviewing submittals that impact project sustainability or green building certification.
- We coordinate with the contractor team to advise on sustainable project management, construction practices, material sourcing, and documentation of performance for green building certification.
- We regularly oversee the construction of the project to monitor the realization of green building systems and sustainable construction practices.
- We provide independent commissioning of the project's MEP systems throughout the construction process to ensure they are built, coordinated, and optimized as designed.
Steps to Other Phases
Our distinction of this phase of service generally coincides with the typical project development timeline as used within the a) Czech norm, b) RIBA Plan of Work, or c) AIA Best Practices, including as follows: a) Construction, Substantial Completion, and Certificate of Completion; b) Stage J & K / 6 – Mobilization, Construction to Practical Completion; c) Construction Contract Administration, Substantial Completion, and Occupancy Permit Phases
